Latest progress on Golden Lane refurbishment
VolkerLaser was appointed by City of London Corporation to carry out the design and delivery of concrete repairs and waterproofing to Golden Lane Sport & Fitness Centre.
Located in the heart of London, the centre is a community-focussed space, designed to help residents stay active, feel good and make the most of every visit. The building is a Grade II listed structure meaning that all the works needed confirmation from the planning authority.
Works began in November 2025, with the full scope of works including slab and paving removal, waterproofing, slab reinstatement, linear drainage replacement, concrete repairs and the required temporary works.
To carry out the required works a ten-metre moveable scaffolding roof was installed. On the upper section of the roof, slabs and paving were removed along with the previous asphalt waterproofing, which has now been replaced with Triflex waterproofing. This stage of the project has now been complete, and the slabs will be reinstated on the upper podium. The linear drainage channels will also be replaced, while retaining the existing grating due to the building’s listed status. The same scope of work is being completed on the lower concourse, which will be used by pedestrians. In addition, the parapet walls and linear bench require crack repairs, full scaffolding has been installed to access the south face of the parapet walls.
Up next, our specialist team will be working on an area which was previously used as a paddling pool for local children and has since been filled in with soil. Works will begin by removing the soil to expose the original pool structure. Once exposed, one metre of Triflex waterproofing will be applied to the pool walls before the soil is replaced.
In the playground area, crack repairs are required to a large slab that needs to be removed to allow the team to access additional crack repairs beneath it. While the initial plan involved removing the slab to repair the cracks beneath it and then reinstate it, further inspection revealed that lifting the slab would significantly increase the number of repairs required. Due to this, it was agreed with the client that the whole slab would be replaced rather than repaired.
With the site being located in a residential area, a noise restriction is in place, meaning the team must pause high-volume works between the hours of 10:00 and 14:00 each day. Despite this challenge, the team has continued to make strong progress, and our client is extremely pleased with our performance throughout the works so far.
The project is due to reach completion in May 2026.
